Have You Noticed The Chill In The Air?

We have.

With winter officially starting in 10 days, it is time to think about winter-proofing your rental to increase returns, retain tenants, and maximise value.  Here are some helpful tips to see you through the next few months.  Neat!

Get Your Rentals Winter Ready

Mark Trafford, our favourite maintenance expert, will share some of the top cost effective industry tips to see you and your properties through this winter.  Don't forget, healthy home means healthy tenants and healthy tenants are happier, more productive and stand a better chance at helping you realise your property investment goals.

Tackle Damp Before You Get Swamped

Water damages including dampness is arguably the number one public enemy against the value of a property and the well-being of its occupants.  There are some handy tips to help you prevent and deal with dampness, choose the right paint and spot dampness issues.

So How Healthy Really Is Your House?

Homestar can tell you.  Homestar™ is a Joint Venture partnership between BRANZ and the New Zealand Green Building Council. Led by these two organisations, industry professionals across the entire building and construction sector including from government, contributed time and expertise in order to develop a single residential rating tool for New Zealand’s new and existing homes.

Take the free Homestar test to find out how dry, warm, and smart your property really is, how it is performing compared to other Kiwi homes and practical industry suggestions that help you improve its quality.

Funding Assistance To Get Your Rentals Healthy

On top of the EECA subsidy (which will be ending soon for those of you who have yet to take advantage of the offer), the Maungakiekie-Tamaki Local Board is launching a Housing Quality Pilot Project which will involve some form of financial assistance for landlords.  This may include the provision of financial incentives from the Local Board for improvements such as insulation and clean heating, the provision of a tenants kit which may include fire extinguishers and draft stripping, and accessing curtains from a local curtain bank etc.  This project is scheduled to happen in the next few months.  For more information and to participate in this project, please log into your APIA account and go to the General Announcement Tab.

The Tenancy Practice Service and TPS Credit Control work closely with the Auckland Property Investors' Association. Our vision of bringing helpful resources, documents and high quality services to Auckland Property Investors and Property Managers is shared by APIA, so its a partnership that works well.

The Auckland Property Investors' Association is a great organisation for those who want access to advice and information from a range of industry experts and partners.

Through the Association I found the channels and methods to fund the purchase of property I never dreamed about. Grant Brown

All round it has been one of those things Neil and I felt was really worthwhile belonging to. We have learned so much it has just built our confidence in what we are doing.

Janice Bieleski
I read two articles in the monthly magazine that saved me over $5,000. That is my membership fee for the next 26 years and I am sure I will learn a whole lot more! John Duncan
Fantastic organisation. The networking opportunities are brilliant and provide us with information and opportunities that cannot be obtained anywhere else. We learn something new at every meeting and we've been in this game for nearly 20 years. Pauline and Gyanen Kumar

I find the information obtained from various APIA meetings very useful in guiding my own property investment and rental management.  I also enjoy the networking opportunities with like-minded investors.  I am inspired by other investors’ success and find the more experiences and knowledge that I share with others, the more confident I become.

Thanks to all APIA event organizers and administrators for your brilliant work.

Stella Shao

I like talking to people and learning from their experience because it gives me the confidence to invest well. I think it is a knowledge thing. I now know I am doing things the right way.

My APIA membership has become a total success.

Every time I attend a monthly or regional meeting I come away with so many useful and positive tips that have added value to my property investments and management.

Not only that, the website is a great place for practical advice and useful information. It has now evolved into an important resource for my business.

Talk about value for money! The discounts I have been getting at Bunnings when I present my APIA membership card have more than paid for my annual subscription!
