Can you test for meth yourself?

This week's question comes from Clifford (paraphrased):  

Is there such a thing as meth test kits? Can they be used by landlords to carry out meth tests at rental properties and are the test results valid? 

 

Yes, they are such things as meth test kits which can be used by landlords to test for the presence of meth at your rental property. You will need to meet the notice requirement as set out by the Residential Tenancies Act in order to enter onto the property for the purpose of testing for meth. From a practical point of view, we suggest that you carry out the test in the presence of your tenant to maintain the integrity of the testing process. In terms of whether test kit results are considered 'valid', it is hard to say. The Tenancy Tribunal is yet to determine/comment on the evidentiary weight of test kit results vs that of a professional testing service. That said, there is certainly no law prohibiting landlords from using meth test kits. We would suggest that you weigh up your personal risk appetite against the cost of professional testing services.
